DLA were approached by an existing client to review and subsequently redesign an existing office scheme to improve the quality, efficiencies and suitability within the current office market in Southampton.

The main areas were improved by applying BCO guidance and working towards a BREEAM excellent target. The challenge was to provide a solution which maximised the useable/lettable floor space whilst providing natural daylight on the narrow and deep site, thus maximising the building’s rental potential.

DLA, working closely with a large muiti-discipline engineering team, tested a variety of options to produce an optimum solution that provided maximum lettable floor area with flexibility to subdivide the floors into two tenancies which was a client requirement.

The building and surroundings were modelled in Revit (BIM) which enabled testing in various areas to be carried out. The data produced was used to provide key information that informed the location of the lightwells, cores and areas of glazing and enabled the floors to be planned for maximum efficiency.
