Kelly’s Yard is a residential-led new-build development on the former Hawthorn Leslie shipbuilding yard in Hebburn, Tyneside. The scheme comprises 407 apartments and 31 detached and terraced houses, two multi-storey car parks, a café and associated external works.

The apartments are spread across six blocks, two of which are connected to multi-storey car parks, one includes a convenience store and one a management office. The houses are spread across six blocks. The site’s successful regeneration will provide a cornerstone to improve the economic prosperity of the town, providing new opportunities to live and work in the area. The site also offers an exciting opportunity to re-connect the community to the river and its industrial heritage.

The larger scale residential apartment blocks have been set out to align as ‘fingers’ towards the river. It is this strategy that allows the saltmarsh and mudflats the opportunity to extend into the site between these blocks. This also provides future residents with oblique views over the river. The scale of these blocks increases from south-west to the north-east to respond to the local built context. Within the site the public realm is designed to form circuitous pedestrian and cycling routes, including a new riverside boardwalk connecting to one of the existing jetties, which is retained to provide a nodal viewing point across the Tyne.
