Client : South Grove Regeneration Walthamstow

This mixed use development in South Grove, Walthamstow, is an iconic hub, which brings presence by creating an interactive space that encourages community involvement and is responsive in design. The scheme comprises 245 residential units situated around a landscaped podium, 25% are affordable units. Beneath this is 33,350sqft of non-food retail space, 70,000sqft of food retail space and 325 car parking spaces.

The retail element is accessed via a shared travelator on South Grove encouraging linked shopping trips and providing active frontage at ground level.

The large format food unit is positioned towards the western edge of the site due to its critical dimensions, with the non-food being placed to the east. The curved façade relates back to the geometry of the street.

Positive comments and feedback from local people, stakeholders, Waltham Forest and the GLA have been received and incorporated into the scheme design which is in accordance with London Housing Design Guide and will meet Code for Sustainable Homes Level 4 and BREEAM Very Good. The scheme received planning approval in December 2013.
