12 Berkeley Street Starts on Site: A Partnership Evolving with Mayfair
Work has started on site at 12 Berkeley Street, marking our ninth workplace project with longstanding client Morgan Capital and BNF Capital. This latest collaboration reflects our shared understanding of evolving workplace trends and our commitment to delivering high-quality commercial spaces in one of London’s most prestigious neighbourhoods.
Situated within the Mayfair Conservation Area in Westminster, the building was originally constructed as a late Victorian townhouse in the 1890s. The refurbishment will deliver 17,500 sq ft of office accommodation along with flexible commercial space and a gym.
While not identified as statutorily listed, the building contributes positively to the conservation area’s historic character and sits in close proximity to several listed buildings. The scheme retains the principal Portland stone façade facing Berkeley Street and the lower sections of the rear façade, while introducing an additional office floor, a reconstructed mansard roof, an enhanced shopfront and landscaped terraces incorporating planting and urban greening.
The project carefully balances the preservation of the building’s architectural heritage with the creation of a modern, sustainable workplace that responds to the needs of contemporary occupiers.
