PRESS RELEASE Refined, Retrofitted, Remarkable: DLA’s Latest Net-Zero Office in Mayfair.

21-25 Bruton Place is a 15,000 sqft workspace nestled between Berkeley Sq and Bond Street and is the largest of a quartet of transformative retrofit projects by DLA Architecture on Bruton Place delivered in close collaboration with Berkeley Estates Asset Management (BEAM). This deep retrofit project is part of a long-term architectural strategy for Bruton Place, cleverly re- imagining three historic mews buildings behind retained facades, creating a cohesive suite of refined industrial workspaces while advancing sustainability and adhering to the historic grain of this iconic street.

All three buildings are merged into a single, high-performance building showcasing deep retrofit principles and a dramatic mass timber and cross-laminated timber (CLT) rooftop extension that spans all three properties and spills out on to a spacious roof terrace. This precision-engineered, lightweight timber addition provides an architectural crescendo at the top of the building, is structurally elegant, materially expressive, and sustainably smart. Inside, a sculptural folded-timber staircase, inspired by origami, creates a central spine running through the building.

Crafted as both functional circulation and a design feature, it anchors the building’s identity and elevates the spatial experience. Its design promotes and encourages users to use the daylit stair over the lift, bringing health and wellbeing benefits to the users.

The interiors strike a balance between authentic local character and quiet luxury. Exposed structural elements, concrete, steel, and timber, are contrasted with tactile finishes and subtle detailing such as herringbone brick floors mirroring the re-use of ‘wooden’ herringbone flooring in DLA’s neighbouring completed schemes .

Every component of the retrofit prioritises carbon-conscious construction:

• Integration of air source heat pumps and energy-efficient MEP systems,

• EPC A and designed to operate at net-zero carbon, both in use and in embodied terms.

A specialist facade upgrade was employed, that improves the thermal performance of the heritage solid masonry facades using natural materials, whilst maintaining their necessary breathability. A lime, cork and clay based insulating plaster was central to achieving this in a slim and non-flammable construction, alongside drylining boards made from recycled gypsum, recycled cellulose fibres and recycled water.

“This project showcases what’s possible through thoughtful deep retrofit embracing the future of workspace design while maintain the street’s character,” said Adam Atraktzi, Associate Director DLA.

“The use of CLT allowed us to extend upward responsibly while delivering beautiful, healthy interior environments.”

A Street Rich in Character, Surrounded by Legacy Tucked just off Berkeley Square, Bruton Place sits in the Mayfair Conservation Area, long known for its mews typologies, period detailing, and unique charm. Today, this quiet street is flanked by Michelin starred restaurants, upscale retail, and the historic Guinea Grill pub a Mayfair institution famously frequented by Sir Winston Churchill. And just metres away on Bruton Street stands the birthplace of Queen Elizabeth II, underscoring the street’s rich royal and architectural legacy. 21–25 Bruton Place part of a family of four bespoke workspace solutions along the street, forming a tightly curated collection of retrofit-led, high-end commercial spaces.

DLA and BEAM’s long-term vision for Bruton Place spans 6 years and is grounded in architectural integrity, sustainability, and placemaking.

Part of a broader DLA-led regeneration of Bruton Place, the project combines tradition with innovation to deliver timeless, climate-conscious design. 21-25 Bruton place is the third project that DLA has completed on the mews with BEAM.

31 Bruton Place entailed:

  • Deep retro fit – Cat-A
  • Added a level top floor terrace
  • Extended the floor space with a small pavilion.
  • Exposed the history of the building
  • New windows and added full AC into a historic building
  • New WC’s and shower facilities 22-24 is currently on site set to complete the quartet in late 2026

This project revitalises 22–24 Bruton Place through the sensitive refurbishment and extension of a three-storey building, transforming it into high-end office space with active street-level retail. Located in a historic Mayfair setting, the scheme preserves the character of the street while enhancing its vibrancy and functionality. A folded mansard roof adds 30% more workspace and draws in natural light, while a former garage is converted into retail to increase lettable area and active frontage.

The design references local heritage through a contemporary material palette and crafted details, including continuing the use of the chevron motif inspired by historic stable doors.

Sustainability is central: the existing structure is retained, thermal performance exceeds Part L, and timber construction reduces embodied carbon. The building targets EPC A and Net Zero in both embodied and operational carbon.

Special Stair Setting a New Standard for Retrofit-Led Commercial Development The Bruton Place collection represents a new gold standard in retrofitting for performance, achieving operational net zero, retaining historical façades, and minimising embodied carbon through thoughtful structural and material decisions.
