Grade A office space with sustainability and smart technology at its heart

12 King Street, Leeds, transforms a dated 1980s office building into the region’s premier Grade A office space. Retaining the masonry elements of the original facade, the redesign introduces a new communal sky lounge, enhanced daylight penetration through ribbon windows, and state-of-the-art smart building technologies. Positioned prominently within Leeds Core Business District, the project delivers a flexible, contemporary working environment, incorporating extensive sustainability measures to achieve BREEAM Excellent and EPC A ratings.

The redevelopment enhances the building’s engagement with its urban surroundings and meets the city’s evolving commercial and environmental aspirations. The design works with the existing structure, enhancing functionality and aesthetic appeal to. Key drivers include sustainability, smart technology integration, and flexibility, allowing for multiple occupancy configurations and future adaptations within the constraints of an existing structure.
