01 Introduction
Sensitive retention and refurbishment of the existing building has been at the forefront of developing 23 high-quality apartments, including 7 duplex penthouses.
The homes are a mix of generously sized one, two and three-bedroom layouts, alongside around 720m² of commercial space at ground and basement level designed to support a diverse and sustainable residential community while helping to revitalise this key gateway adjacent to Dewsbury Train Station.

02 Site / Building history
Lying within the Dewsbury Town Centre Conservation Area, the Grade II listed Field House occupies a prominent strategic site, being the first building to be encountered in the town on arrival from Dewsbury Railway Station.
The building is the centrepiece of a group of fine listed ashlar buildings along the A638 Dewsbury Ring Road, including 23 Bond Street and 22 Wellington Road.
The buildings location means that this project can reinforce the positive sense of arrival to Dewsbury, created by the newly completed Station Gateway, by complementing and animating this new high-quality public realm.
03 Project Narrative
This redevelopment will bring a long-vacant landmark back into meaningful use and will contribute to the wider regeneration of Dewsbury town centre, creating a strong sense of arrival opposite the railway station.
Design interventions are contemporary yet respectful. They preserve key heritage features, remove unsympathetic additions, and introduce a new rooftop extension that complements the existing form. All new elements are clearly ‘of their time’ and use a limited palette of materials consistent with the historic context. Clearly defined building entrances and a limited palette of materials create a scheme that is sympathetic to neighbouring buildings while developing a strong identity at this key gateway.
04 Approach to Design
A contemporary, restrained rooftop extension has been introduced, complementing the existing form without competing with it. All new elements are clearly of their time, expressed through a limited palette of materials that responds to the historic context while establishing a modern identity.
Clearly defined entrances and improved legibility at street level help animate the building and strengthen its relationship with the surrounding public realm.
