Sky Gardens, Leeds Starts on Site

We are delighted to see Torsion Construction progress with works on site for the Sky Gardens project in Leeds for our client Citylife.

Across 34 storeys, Sky Gardens will provide 284 luxury one, two and three-bedroom apartments in the Southbank area of Leeds city centre. DLA developed the brief with a specific client requirement to add value to project and develop through Stages 3 to 6.

We meticulously reviewed the scheme against all pertinent regulatory requirements including Local & National Guidance. Working with the consultant team, starting with efficiencies to the core, we coordinated the design to provide compliance without the need for having to grow the overall footprint of the project. The design evolved with centralising the offset core to reduce the thickness of structural core walls and columns, followed by a detailed Fire Strategy and a review of accessibility, Lift Design, M&E and Acoustics. Apartment layouts were amended to provide an efficient M&E design and compliance with the Nationally Described Space Standards.

The external envelope will adopt a fabric first approach, with consideration given to the detailing and analysis of key intersections to target high levels of airtightness and thermal bridge free construction. The energy hierarchy continues with the installation of roof mounted solar photovoltaics and the adoption of low energy M&E solutions including an all-electric design to eliminate the need for natural gas, allowing for a reduction of ongoing CO2 emissions – all this this resulting is a 38% betterment when compared to that of the notional building.
