21–25 Bruton Place | The Third in a Quartet of Elegant Retrofits

21–25 Bruton Place is part of a family of four bespoke workspaces along the street, forming a tightly curated collection of retrofit-led, high-end commercial spaces. DLA and BEAM’s long-term vision for Bruton Place spans 6 years and is grounded in architectural integrity, sustainability, and placemaking.

Tucked just off Berkeley Square, Bruton Place sits in the Mayfair Conservation Area, long known for its mews typologies, period detailing, and unique charm. Today, this quiet street is flanked by Michelin-starred restaurants, upscale retail, and the historic Guinea Grill pub a Mayfair institution famously frequented by Sir Winston Churchill.

21-25 has transformed three mews buildings into a single, high-performance building showcasing deep retrofit principles and a dramatic mass timber and cross-laminated timber (CLT) rooftop extension that spans all three properties and spills out on to a spacious roof terrace.

This precision-engineered, lightweight timber addition provides an architectural crescendo at the top of the building while being structurally elegant, materially expressive, and sustainably smart.

Inside, a sculptural folded-timber staircase sits within a white glazed brick shaft, flooded with natural light, creates a central spine running through the building. Crafted both for functional circulation and a key design feature, it anchors the building’s identity, references history and elevates the spatial experience.

The interiors strike a balance between raw industrial character and quiet luxury. Exposed structural elements, concrete, steel, and timber, are contrasted with tactile finishes and subtle detailing such as herringbone brick floors, mirroring the re-use of ‘wooden’ herringbone flooring in DLA’s neighbouring completed schemes.

Material transitions reflect the building’s vertical journey: restored openings, original wall textures, and mews-scale intimacy on lower floors give way to brighter, timber-lined volumes above. Natural light is maximised through enlarged rear glazing and roof-level openings.

Every component of the retrofit prioritises carbon-conscious construction:

  • Use of recycled bricks, timber flooring, and reused structural elements such as the Raised floor from a building 500m away
  • Integration of air source heat pumps and energy-efficient MEP systems
  • EPC A and designed to operate at net-zero upfront carbon
