01 Introduction
We have been working on the Kingsway Business Park project for over 20 years, developing the initial masterplan and gaining planning consent in 1999.
This 420-acre business and distribution location provides excellent transport links to the rest of the UK. Developed by Wilson Bowden Developments in partnership with the Homes England, Rochdale Development Agency and Rochdale Borough Council. A number of units are now occupied by high profile organisations.
02 Site/Building History
20 years on site. Centuries in the making.
Before development commenced, an extensive archaeological survey was carried out to uncover the site’s hidden history. This process, required as a planning condition, unearthed evidence of land use dating back to the sixteenth century. The findings have been published, and provide a detailed account of the region’s evolution, showcasing everything from prehistoric peat deposits to remnants of Roman roads and historic farmhouses.
03 Community and Stakeholder Engagement
Community and stakeholder engagement has been pivotal to the success of the Kingsway Business Park. DLA, in collaboration with Wilson Bowden Developments and Rochdale Borough Council, conducted a series of consultations and events to involve local residents, businesses, and interest groups in the planning process. This collaborative approach has helped address concerns and build a shared vision for the park, ensuring the development would meet both local needs and regional economic goals.
04 Project Narrative
Kingsway Business Park was conceived to meet the growing demand for a high-quality business and distribution hub with exceptional connectivity. Strategically located near major transport routes, the development spans 420 acres and caters to a variety of business needs, from 3,000 sq ft starter units to sprawling 1,000,000 sq ft distribution centres. The project aims to create a thriving commercial community, providing opportunities for businesses to expand and contribute to the local economy.
05 Approach to Design
The design was guided by several key principles, including economic viability, social inclusivity, environmental responsibility, and aesthetic appeal. We focused on creating flexible, functional spaces that could adapt to the diverse needs of businesses, while also enhancing the surrounding environment. Budgetary constraints were carefully managed to deliver cost-effective solutions without compromising on quality or sustainability. Social and cultural considerations were also integral to the design process, ensuring that the park would become a vibrant community asset, complementing Rochdale’s existing character and meeting the needs of its residents and businesses.
06 Context
Positioned within Rochdale’s industrial corridor, the park benefits from excellent transport links, including proximity to the M62, A664 Kingsway, the Rochdale Canal, and local railway lines. Historic routeways of Lower Lane and Broad Lane and areas of modern housing to the east alongside modern infrastructure, such as the A6193 (Sir Isaac Newton Way) and dedicated footpaths, cycle paths and bridleways ensures connectivity within and beyond the park for local people.
07 Climate Leadership
We are committed to sustainability and innovation in all aspects of the Kingsway Business Park development. The project incorporates numerous green initiatives, such as photovoltaic (PV) panels, electric vehicle charging stations, and energy-efficient LED lighting. The buildings are designed to achieve high environmental performance, targeting an Energy Performance Certificate (EPC) rating of ‘A’ and a BREEAM ‘Very Good’ status. These measures ensure that Kingsway Business Park not only meets current standards for sustainability but also sets a benchmark for future developments in the region.
