Plot J2 at Kingsway Business Park, is a 10.77-acre development site delivering up to 225,000 sq ft of flexible industrial and warehouse space. Located adjacent to Junction 21 of the M62, the site is designed to accommodate a mix of B2, B8, and E(g)(iii) uses.

The scheme offers large-format space supported by robust infrastructure, including service yards, car parking, and landscaping which integrates the development into the wider masterplan. As part of the planning process, the design evolved to reduce building height, strengthen landscape buffers, and introduce sensitive boundary treatments, ensuring the scheme responds positively to its setting and neighbouring communities.
