01 Introduction
The 16-storey Lisbon Street Hotel stands as a prominent and integral part of the wider Lisbon Street masterplan in Leeds’ West End.
The new hotel forms a key backdrop to the civic square and pedestrian-focused public realm, helping to define a vibrant new destination while acting as a gateway building into the Lisbon Street development. Operated by room2, the project introduces the brand’s innovative “hometel” concept to Leeds, combining the flexibility and comfort of apartment living with the service and social experience of a hotel. Designed for both short and extended stays, the hotel will feature a range of amenities including Winnie’s Café and Bar, meeting and event spaces, a studio gym, laundry facilities and retail concessions, creating an active ground-floor presence that supports the surrounding public realm.
02 Site & Building History
The Lisbon Street site was formerly occupied by the Leeds International Swimming Pool, a bold post-war landmark completed in 1967 playing a significant role in the city’s western edge. Following its closure in 2007 and demolition in 2009, the site remained vacant and was used as surface car parking. Its prominent position adjacent to the Inner Ring Road and proximity to Park Square, Wellington Street and the commercial core made it a strategic regeneration opportunity. The current masterplan responds to this layered history by re-establishing urban grain, public routes and a strong architectural presence at this key city gateway.
03 Project Narrative
Leeds’ West End is undergoing rapid transformation, with increasing demand for flexible accommodation that supports business travel, extended stays and evolving ways of working.
The Lisbon Street hotel responds directly to this need, providing high-quality accommodation integrated with a strong leisure offer and public realm. As part of a wider mixed-use masterplan, the project helps repair the fragmented urban fabric, improving east–west pedestrian connectivity, creating a new destination that supports economic growth while enhancing the day to day experience of the city centre.
04 Approach to Design
The design was driven by a clear placemaking agenda, prioritising people-first public realm, active frontages and a strong relationship between building and landscape.
